Update During Daddy Daycare!

I know this post is long overdue and I probably have a hundred excuses why I haven’t posted the past 3 weeks but I will just save them because they don’t matter. So, Happy Independence Day weekend for all of the Americans reading! This is a glorious weekend for me seeing as my wife is British, she tucked tail and flew home last week leaving me along with our 2 year old for the next 10 days. So, if I can write a blog post this week there should be no excuses why I can’t any other time.

My last post was following my last mastermind meeting in Utah. Since I got back I have just put my head down and stepped on the gas full bore. We have a ton going on and it has been a lot of work and a lot of fun. I figure this week I will just catch you all up on what’s going on right now and what is coming up. The thing I am most proud of is that we are getting about 2 houses per week under contract! The credit for that certainly goes to my team, I couldn’t do any of it without Dee Dee (lead manager) and Eunice (acquisitions manager). We have been doing so well that I had to bring on a transaction coordinator to help with all of the closings.


English Oak. This house is still on the market and I am not sure why.   I am really going to dig into this one and figure out what is going on if it doesn’t go under contract in the next 2 weeks. I just lowered the price AGAIN!

Riverside Landing. This is the pool house in Navarre that had 3 offers in the first 2 days on the market. It was supposed to close last week but we are scheduled for next week now. I will share the numbers after we get it closed!

Kingswood Dr. This is the house in Milton in which I had to change the scope of work on due to the issues that came up. We completed this house two weeks ago and it is now cleaned, staged and listed on the MLS.   Click below if you want to see the finished product.


Redwood Ln. This is the house in Gulf Breeze on the golf course. This house was finished this past week and is now up for sale. Click below for a link to a walk through video our realtor Erik did.


Willis Way. This is another house in Milton that we started about a month ago. This property is almost done and will hopefully be listed by the end of next week.

Marquette. This is the monster rehab we have going in Mobile, AL. It is nearly complete, the only things we have left are to paint the hardy board outside, lay the flooring, and final punch list items. Then cleaning, staging, and get it listed on the MLS and let the offers come rolling in!

15th St. This is a flip in East Hill, a very hot area of Pensacola right now. The house has a very strange layout and is just plain ugly. This is a partnership between myself, a local contractor I have worked with before, and a realtor/investor who found it. Demo started last week and it is in full swing now.

Bison Rd. This is a house that I planned to wholesale but ended up buying and flipping. This is another partnership with a contractor and it is our first job together. It was a big renovation but it is coming along nicely and should be finished in the next two weeks. I look forward to seeing the before and afters on this one!

Those are all the flips we have going on right now but I am proud to say that we have 2 more in the pipeline coming soon. One is in Pace and the other in Pensacola.  They are under contract now and scheduled to close in the next month or so, we are just waiting for everything to line up. I have found the funding for them so when they become vacant we will purchase them.

On top of all of this, we just flipped a vacant lot in Holley By The Sea, have another vacant lot listed on the MLS, and I am looking into building 7 new construction homes on the lots I own off of 10 mile rd. I think that is the next venture and I am excited about doing some new construction.

Well, my son’s nap is almost over and I need to relax a little bit before he wakes up and starts terrorizing the house again.     One more week and you will be an Uncle again. I can’t believe it is here already. I am sure Brandy is.
    Anyway, great blog, wish I lived in your area to share your passion. I love to look at houses, watch their progress, etc.
