Nashville!

I know I haven’t written a blog post for a few weeks and for that I apologize. However, I have been more focused on adding new members to our team and scaling the business again. I have also been extremely focused on taking care of my family and makings sure that we are prepared for the new baby we have due in November. For those of you who don’t know us that well but enjoy reading this blog, my wife Lucy is pregnant with our second child who is due on November 2nd. This baby boy is so strong that he has made it this far with a severe heart condition that will need multiple open heart surgeries with the first one being sometime between 2 days to 6 months old. We have done a lot of research on surgeons and hospitals that specialize in pediatric cardiology and that coupled with family support, we ended up deciding on Vanderbilt Hospital in Nashville, TN.

With all of this going on, we decided the best thing for our new baby and the entire family would be to move to TN until after his first couple of surgeries. The Navy and my command were incredibly supportive allowing me to go on long term temporary duty to Nashville which allowed me to travel and stay with my family during this time. I will travel back and forth to fly each week from January on. Being in real estate also allowed me to rent out our house in Pace quickly and we bought a house in TN! So, this past week Lucy and I spent all of our time packing up our house in Pace, filling up a 26’ Penske moving truck, and moving everything we own to Spring Hill, TN which is about 30 minutes south of Nashville. We bought the house sight unseen by making a few offers below market price. With me representing myself and no buyers agent, we were able to save about $25k on the purchase price of the house. However, the house we chose needs quite a bit of work to get up to our standard so I have spent the rest of this week trying to get it all cleaned up. I have a painter working on painting the entire house and we had the carpets professionally cleaned before moving in. That will get us setup and we can do a few more little things over time as we aren’t sure if we will be living there for 6 months or long term just yet.

Ok, so that should get you caught up with why I haven’t been writing lately and I’m sure there will be a month here or there that you don’t hear from me coming up while I’m focused only on my family and our new baby boy! I am able to write today because I am on a plane to San Diego for a few days to attend the third meeting of my mastermind group. Following that is an event that Justin Williams has put together called Flip Hacking Live! I was honored when Justin asked me to speak at the event and tell everyone about what we have been doing this year. I plan to open the doors to my business and hold nothing back from what we are doing and how I got to this point in less than a year. The mastermind meeting will also be incredible, when you put that many successful people in a room together there is no telling how it can advance my business to the next level AGAIN.

It was incredibly hard for me to leave my wife and 2 year old son today for six days, especially with everything we have going on. However, I truly believe that each of these meetings adjust and shift my business to allow incredible growth in a short amount of time. It’s like strapping a supercharger onto your car, with that one little item you can boost the power significantly and that’s what each of these meetings do.   But, if that phone rings I will be on a plane home faster than you can imagine! My family is in great hands with my incredible Aunt, my loving Grandmother and amazing Cousins! I thank you all for looking after Lucy, Will and Reggie while I am gone.

I wanted to write this post to reset where my business is now before the mastermind meeting and Flip Hacking Live event. I suspect that the growth level will increase significantly after these events and I can’t wait to write another post on the way home! As you know, this blog is a chronicle of my journey in real estate so let me break down what I see for this year as of today. I believe we will do nearly 20 flips this year and another 50 wholesale deals for a gross of approximately $500k. I have also been able to pick up one more rental for my portfolio but that hasn’t really been my focus this year and I originally intended to flip that one. However, the right renters came along at the right time and right price so it was an easy decision. I do want to focus on adding more rental units next year when the business has been stabilized.

I can’t wait to update my 2017 goals after this mastermind meeting and share them with everyone so you can keep me accountable. I also look forward to sharing the final numbers of what we accomplished for 2016 coming up in December. We still have 3 months to go to reach those lofty 2016 goals!

    Looking at your numbers….20 flips and 50 wholesales for gross of $500k, that seems like profit per deal might be small for either the wholesales or flips or both??
    Also, how many hrs a week would you say you are working the business?

    • Tara, those 20 flips include some big profit margin houses. However, they won’t close until 2017 so I didn’t include them in my projections. I have 3-4 houses under contract right now (retail flips sales) that aren’t included in those numbers too. So, most of that gross profit comes from wholesale deals and the 5 flips that already closed this year. It’s conservative and I will report on a more precise number in a few months.

    I clicked over from BP. Our daughter was born with Down Syndrome and a rare heart defect. Tetralogy of Fallot to be exact. She had surgery to repair it at 6 months old. She is doing very well today, she’s 8 now.
    That first year was so hard.
    I pray your little guy is doing well!
